Some Things to Consider When Purchasing A Home

Budget

First you must figure out what you can afford. To do this , it's best to go over all the costs of owning a home — not just the down payment and mortgage with a seasoned professional. A lot of times people forget about homeowners association fees, maintenance costs, taxes, and private mortgage insurance, if you need it. Be honest with yourself and your agent about how much you are willing and able to spend. It’s best to be preapproved or at least prequalified for a certain mortgage amount before you start home shopping to make your home buying experience as smooth as possible. The type of financing you will use to purchase the home is a big factor to the key to your success and remember that all loans and lenders are not creadted equally.

Time frame

If you’re in a hurry to find a new place, your agent needs to know. If you have plenty of time to search, agents will handle that differently, perhaps sending periodic listings that match your exact wish list. This to be considered are when your current lease is up, foreclosure deadlines if applicable, and or any probate proceedings that may effect the sale of the homes. These are all things that the team at Henderson-Myers Home Services can help you navigate through to get the best outcome possible for you.

Location

Be prepared to tell your agent where you want to live, being as specific as possible. It may be a larger search, such as a radius around a specific location, it may be a particular town or city, or it may be as specific as a single neighborhood. Also, let your agent know if you need to be close to public transportation or in a specific school district. He or she may know of an alternative location that you may not have considered.

Type and Size

Do you want a single-family home, a condominium, or some other type of property? Size is also an important factor. For example, how many bedrooms and bathrooms do you need? Do you have certain square footage in mind? Do you want a small yard or acreage? Think about how much space you need and what is right for your lifestyle. Are you planning a large family? Do you want to maintain a large home or piece of land?

Wish List

It’s a good idea to create a wish list and rank items from most to least important. You may have a certain style of home that you prefer. Many people want a home that is move-in ready. There may be amenities that are important to you. Some of the most common wish list items include updated kitchens and bathrooms, hardwood floors, open floor plans, and big yards. Depending on this list, you might be able to find a home that satisfies all your wants and needs for the right price. But often, buyers need to make tradeoffs.

Deal Breakers

All homebuyers have certain things they just can’t live with — or without — in a home. Maybe it’s being located next to a busy road or having a driveway on a hill. Or perhaps you must have at least three bedrooms. Whatever your deal breakers might be, tell your agent upfront. You’ll save yourself a lot of time and effort.

Purpose

Buying a property has different perameters to consider based on it's purpose. Imporvements, the types of financing accepted, and area demographics all play a different role based on rather you will be living, working, or just investing in the property. These are the things you need to discuss with your agent so that you make the best purchasing decisions.

Things You Need When Selling Your Home

A specific plan of action

The agent representing you should put together a detailed plan for marketing your home for the best possible price. This plan has many facets, which will include many of the following: doing a Comparative Market Analysis (CMA) to see what your home could sell for, listing your home on the Multiple Listing Service (MLS) and other sites, developing sales flyers, “staging” your home to help it look its best, having professional photos taken for advertising, scheduling showings to other agents and brokers as well as scheduling an “open house.”

Your best interest

Your listing agent works for you, so he or she is obligated to negotiate the best price and terms for any offers you receive. They should be mindful of any information in the negotiation process that could help your cause. They should screen interested buyers to make sure they are good candidates for your house and are preapproved for a mortgage. At Henderson-Myers Homes Services we do all of these things along with help you construct a plan of where you will move and how to transition ther smoothly.

Feedback

Your agent should be candid with you about any aspects of your home that need attention, such as repairs that could be an impediment to selling. The agent also has a duty to disclose any material facts about the property to the buyers and their agent. They also should provide feedback from prospects who have viewed your home. Such critiques could be valuable for sharpening your home’s presentation.

Shepherding the contract and closing process

Once you have accepted an offer and have a sales contract, your agent should help you navigate the complex steps ahead such as option fees, escrow, dealing with appraisers and inspectors, finding contractors for repairs and much more. This is where an organized agent can spare you lots of anxiety as closing day approaches.

Fiduciary responsibility

Above all, your agent has a fiduciary responsibility to look out for your best interests. Develop an honest and open working relationship with one another. That’s why it helps to network with people you trust to get referrals to respected real estate sales professionals.
